Jackson Hole Real Estate Blog

The idea that Jackson is immune to the world economy is clearly dead. Not only is the Real Estate market very slow (although some things are selling-see below) but were now seeing the effects in all aspects of the local economy. There are very few help wanted adds in the paper, there is an abundance of rentals available (56 condo’s or houses for rent in the Jackson Daily last week!) primarily due to condominiums that are for sale, who’s owners are now looking to rent them until the market turns around. For the first time in the 18 years that I've lived here we're seeing layoffs in all segments of the workforce, from the title companies, to architecture firms to retail stores. These are people who've had steady, year round jobs for many years who all of a sudden are out of work. And I'm not counting the many, many real estate agents who have effectively been unemployed for the past 6 months or so.

Here are three pictures I took of developments going on in the Town of Jackson. based on the number of people working at each site, it appears that all three have slowed down their operations. I'm just basing this on my observations and have only heard rumors. No hard facts.

Here is a picture I took of the new Tram Building and you can see the Red Box in the back round. I've been told by good sources that everything is on track for a 12/20 opening. It’s pretty exciting.

Here is an interesting article on the budget cuts coming to the County due to a decrease in sales tax revenue this Fall.

This is a pretty good deal if you're thinking about coming to Jackson this winter.

Real Estate:

9 listings went under contract in the past couple weeks.

4 of those were over $1,000,000

3 of those were over $3,000,000, with 1 listed over $5,000,0000

A 6br/7ba house on 33 acres bordering the Snake River was listed for $28,900,000, dropped to $19,900,000 and CLOSED this week although have not heard the price. That is a big sale.

A 3br/2ba , 2770 sq. ft house off of Nethercott in Wilson on 3 acres was originally listed for $2,600,000, dropped to $1,995,000, CLOSED for $1,850,000. It’s a beautiful lot but the house will need some work.

5br/4ba 3800 sq. ft. house on just over an acre North of Town, across from the Fish hatchery, Listed for $1,890,000, reduced to $1,795,000, CLOSED for $1,550,000.

A 5br/3ba 5900 sq. ft. house on 6 acres in Wilson, beautiful lot, built in 1978, remodeled in 2007 was listed for $3,995,000, just reduced to $2,995,000! That’s a 25% reduction. Sign of the Times….

With the Election upon us, a few predictions on how Teton County and Wyoming will go.

Obama wins Teton County, loses Wyoming. It’s getting closer though.
Mike Enzi crushes again. So does Barrasso.
I really hope I'm wrong on this but I think Gary Trauner loses, sadly. Cynthia Lummis is slightly less cookoo than her predecessor Barbara Cubin, which allows her to keep just enough votes.

Jim Roscoe wins state House seat #22, which is such a bit of a slap in the face to the neo-cons who reshaped the districts a few years a go to include Wilson with Sublette County.

Pete Jorgenson wins House set #16

Andy Schwartz and Leland Christiansen win the County Commissioner seats.

Mark Barron wins as Mayor

Obringer again wins the Town Council.

BTW, I have a question for the special interest group “Save Historic Jackson Hole”. What exactly are they trying to save? A far as I can tell “Historic Jackson Hole” was when the roads were dirt, poker was being played nightly at The Wort, the mosquito’s were being mistaken for small birds, and there were exactly 4 single women in Teton County.

The only thing I will say about John McCain is that a year ago, I might have voted for him. I thought he was a genuine person and had his own thoughts. Somewhere during the campaign though, I feel like he caved to party leaders and began to pander to the so called “base” of the Republican party and began to sound like all the rest. It was sad to see. And then he chose Sarah Palin, which was just completely irresponsible. It did make for some extremely funny television though.

A few things have gone under contract this past week, which is encouraging. Finally a 1br/1ba condo in the Aspens contracted that was listed for $440,000. Not a bad listing price but I don't know what the contract price was.

3br/4ba 4100 sq. ft. House in Wilson, 3.10 acres, big views, Listed for $4,100,000 UNDER CONTRACT

A number of years ago, I attempted to make a big vat of Chili for a few friends. One of the guys, clearly not afraid of any sort of comfort food, declared himself an expert on the nuances of Chili. After letting it simmer for a few hours, I let it loose on my friend Litton. He tasted, smiled and declared “it’s very good. It’s not Chili, but it’s very good”.

This is how I feel about Mrs. Palin and her performance the other night. She didn't even remotely answer any of the questions, but she gave some decent mini speeches. Listen, the whole Pentecostal Church thing not withstanding, I'm sure Sarah Palin is a nice person, probably a great “Team Mom” for her sons hockey team, diligently bringing cupcakes and and cocoa for the kids after games. But I'm still really at a loss as to how she became GOVERNOR much less a potential VP nominee.

This is a good story that ran in the Daily News as well as a pretty good one from the Boston Globe
The New Tram cars have arrived! I'm told they will be put on the cables around the end of the month or early November. I've also heard that the East Ridge chair will not be running on a daily basis. Rather, it will be used only on very busy days to take some pressure off the Tram.

With Wall Street and the World markets in a free fall that would make even the most die hard Mets fan envious, the overall real estate market in Jackson is moving very slowly, “like molassas in wintertime” to quote Josey Wales. The top of the market is still seeing some activity though, with a few $6,000,0000-$8,000,000 properties going under contract in the past couple weeks and I was told a couple more of the Shooting Star properties went under contract at $3,000,000 and $4,000,000 respectively. If you have some cash in the bank (assuming your bank is still above water) and you can get some financing, there are some great deals in and around Jackson right now. The prices will come back, it’s simple supply and demand economics, but you need to ready to wait a year or two. If you can do that you will do just fine.

My sister-in-law Masha sent me this Matt Damon interview where he talks about Sarah Palin. Pretty straight forward.

I love the old footage of Jackson Hole. This is the trailer for Jon Klaczkiewicz’s (aka JK) new film “Swift, Silent, Deep”. I looks like might be very cool. No word on when we'll be able to see the whole movie, probably this Fall.
Played 18 holes at the Snake River Sporting Club on Sunday. Despite all their financial problems and the fact that all construction has been halted, the course is still in great shape and in my opinion, the best course in the Northern Rockies. But, as you can see by this article, they've got some issues.

The good news coming out of Wall St. is that no Traders are climbing out on the ledges yet. Apparently, there’s no room as all the Met fans have taken all the prime jumping spots. After blowing a 5-1 lead in the 6th last night, they crept a little closer to the edge.
And now that my beloved Yankees have been officially eliminated, I've got two words to say…. GO CUBS!!!

Took a tour of Shooting Star this week and you can't help but be very impressed. The Course itself (Opening July 2009) is just plain beautiful and will play very difficult from the back two tee boxes. The Clubhouse, which probably will not open until Fall 2009, is very well thought out and will have just about every amenity a member could dream of. Certain parts will be open to the public, including the dining room and spa facilities and I'm told there will be tee times for locals on Tuesdays. I have no idea what the price for 18 holes will be.

Took this picture at the first annual Jackson Hole Music Festival this past weekend. It was a great event and with an average of 4000 people per day, it looks like it will be back next year, which is a good thing.
The Jackson market is soft. Any real estate agent who tells you differently is either lying, lucky or named John Resor (just kidding…..sort of). However, there is no reason to think that the Jackson market won't comeback, even stronger in the near future. I'm not sure the same can be said for Teton Valley. The big difference, in my opinion, is that there are a lot believers in the Jackson market. A lot of very wealthy believers… They may be sitting on the sidelines now, but they are there… waiting and watching. I'm not sure how true that for Victor and Driggs, etc.. And unlike the other side of the mountains, in Jackson, there are real physical boundries in all directions that limit how far the Valley can be developed. Teton Valley is effectively endless. The problem for a lot of buyers is trying to figure out when the market will hit bottom. Unfortunately, as my friend Stuart pointed out the other day, you only know when the bottom of the market hits about a year after it hit…then you can look back and say “that was the bottom”.

Speaking of believers, a good source has told me that 9 acres in Teton Village that includes part of the upper parking lot and the skiier bridge, is under contract, with $3,500,000 already non refundable, for $93,000,000. NINETY THREE MILLION! Apparently a large hotel/condo/ retail development has been penciled in… NINETY THREE MILLION! Clearly, there are some people betting, and betting big, that the market will come back. If it closes, that should help the JHMR pay for the new Tram, which looks cooler and cooler every time I see it. Speaking of which, this is a good little piece to get you excited for December.

Speaking of non believers, a friend at a local bank told me 30 properties in Teton Springs are in foreclosure. Thirty! Not too surprising when you consider that if you add the vacant lots and built properties together, there are over 235 properties for sale in Teton Springs. That being said, if you have some cash sitting around, it’s probably a pretty good buy. The golf course at Teton Springs is just too nice for it not to come back eventually.

Do you think the Red Sox will someday wonder how they traded a guy (and two prospects and paid his entire salary) who will probably wind up as the best right handed hitter of ALL TIME for a Jason Bay? History is not going to kind to them on this one.

Speaking of baseball, this story is a joke. Kicking a nine year old out of the League for being too good? That sends a great message to the rest of the kids. ” Don't worry kids, when life gets to hard, someone will come in and get rid of the people who are better or smarter than you”. Where have you gone Kelly Leak, our nation turns it’s lonely eyes you!

What’s with Connecticut sports anyway? A few years ago they enacted a rule that suspend any coach if his high school football team won by more than 50 points. Brilliant. Whatever happened to learning life’s lesson’s from sports? Nothing teaches you a little humility like getting your a** kicked by another team when you're 16 years old. Makes me kind of embarrassed to be be from the Nutmeg State. First the Whalers, now this.

Real Estate:

There are 62 properties for sale in Wilson, both north and south of Hwy 22, but not counting the Aspens or Teton Pines.

There are 82 places in town for sale listed between $450,000 and $800,0000.

Last summer for the months of June, July and August, 124 properties went under contract. 35 in June, 52 in July, and 37 in August. This summer, for the months of June, July and August, 61 properties have gone under contract. 24 in June, 27 in July, and 18 in August. Granted these numbers do not reflect all the transactions that never make it into the MLS or sales where RE Agents have been slow to enter the information. That being said I feel the percentages are pretty telling and probably accurate. There has been 50% less activity this summer than last.

I found this article with a pretty pessimistic view on the real estate market in Driggs and Victor.

Teton County is facing a housing crisis that threatens the very fabric of this community yet the Town and County want to spend $52,000,000 on a new jail. Really??It’s a JAIL!! And oh by the way, it’s located on one of the most expensive pieces of real estate in Jackson.  Did I mention IT'S A JAIL!!!
Sad to see the Chef’s Table announce it’s closing it’s doors at the end of the summer. It just shows how hard it is to make a small business work here.

Speaking of small businesses, I heard Pearl St. Bagels sold. Apparently three employees bought it. Not sure what the price was though.

Yesterday was the 25th anniversary of the famous “Pine Tar” game involving George Brett and the Yankees. And while Brett was/is the greatest hitter I've ever seen, he’s also remembered as this little outburst which redefined arguing a call ( Hearing Phil Rizzuto’s voice also brings me back to a simpler time when listening to Yankees games on the radio was really ALL that mattered)

Spent the day over in Driggs on Saturday. After working through the number of “For Sale” signs in the area, we had a great day at the Links, a $50 round course (with cart) located just outside of Driggs. I'd forgotten what a nice/challenging course it is, and the atmosphere is really great. Then we went to the Warbirds Cafe at the Driggs Airport, which lived up to it’s name as we saw a bunch of vintage aircraft flying around, including this 1950’s Russian MiG. Kinda cool.

I found this article from the San Jose Mercury Times about the summertime in Jackson

Went out to the Village yesterday to visit the Couloir restaurant at the top of the Gondola. When you get up close to the new Tram building, it’s huge, as this picture illustrates. The other picture shows the progress on the Shooting Star golf course. Apparently, tee times will be available every Tuesday for locals and non members.

Anyone who has visited any of the resort properties around the Valley has certainly noticed the unusual amount of Eastern European employees. Every year there seems to be more and more, especially in the summer when they can they can get 5-6 month work visa’s and are on a break from school. The employers love them because, by and large, they are very polite, show up on time, and compared to many college kids, WANT to work…a lot. I'm beginning to think too that many are staying here, both legally and illegally, and we are going to start to see a Eastern European community begin to grow here, much the same way the Hispanic community began here 25 years ago.

Real Estate:

From 7/4 - 7/14 there were 46 new listings in the MLS for the greater Jackson area. 5 listings went under contract during that same period.

From 7/4 - 7/14 there were 30 listings in the MLS that lowered their price. 1 listing raised their price during that same period.

Here is an article I found regarding the improving wireless service in Jackson.

My friend Alex Walker, pictured left,climbed up and skied the Grand on Thursday, June 19. Alex is also on the far left in the other picture, taken 48 hours later, at the summitt of Bald Mountain, a 4700′ climb to start a 80 mile bike race down in Evanston. And, yes, he smoked all of us up the climb. Pretty impressive.

The little bluetooth earpiece that make you look like an extra at a Star Trek convention really has no place in the public domain.(Pruett, Vaughn, are you listening?) Your car? Maybe. But to see people walking down the street appearing to be carrying on like some deranged Red Sox fan, still complaining about Knoblock’s phantom tag on Jose Offerman during the 1999 ALCS, talking out loud with their hands, then to only them turn their creepy little head to reveal the ultra dorky ear piece. It’s just not OK. Save it for the car. The windows are tinted, sometimes theres a glare, and there is a functional advantage that theoretically both hands are now free to hold the wheel. (the reality is you now have two hands to send a text, change the CD, flip off the people on BOTH sides of the car, all while steering with your knees).

Saw this Bear hanging out off the Moose-Wilson Rd.,while on a bike ride last Sunday morning. And this fox on the course at Teton Pines that same afternoon.

I was up at the Village yesterday and took these pictures of the new Tram Building and the actual cable that is going to pull the cars up and down. It’s amazing how thick the cable is. Putting the cable on the towers is not going to be easy.

Speaking of which, all of us have been bemoaning the cold snowy weather we had this spring, but we had it easy compared to the poor guys working 6 days a week trying to get the Tram built in time for a December opening. If yo thought the weather was bad on the Valley floor, imagine what it was like up at 9000′ trying to put a 100′ tower together. Misery.

It looks like the spring/summer run off is finally peaking. I'm guessing that it will be July 25th or so when the Snake finally clears up and becomes fishable.

It was sad to hear about the death of George Carlin. These days we need people who can make us laugh more than ever. (”I am” is reportedly the shortest sentence in the English language. Could it be that “I do” is the longest sentence? )

Real Estate:

I'm going to say what most Real Estate agents do not want to say. Certain parts of the market in Jackson are slowing down. Granted, the Buyers, and the money, usually shows up a little later in the summer, but there are some signs that tell me this summer might be a little slower than most for residential sales. (the commercial building is going crazy, both in town and Teton Village) Consider the following:

There are 54 listings in the MLS for properties located within the Town of Jackson betwen $450,000 and $800,000. Last year at this time there were about 15, on a good day.

There are 21 listings for sale for under $5,000,000 (lowest is $784,000) within a 3 mile radius of Downtown Wilson. This is unprecedented for Wilson. This does not count Teton Pines or the Aspens. It’s my feeling that many of these are overpriced and Sellers who are will to give a little on their prices are probably the ones who will sell their properties.

Speaking of Teton Pines and the Aspens, there are 42 listings in the MLS for these two areas, 29 in the Aspens alone

Teton Village is a an interesting situation. There are 56 places for sale in Teton Village and that number will probably go up as the second phase of Hotel Terra come on line as well as when the Golf Cabins at the new Shooting Star golf course are finished. I suspect a lot of those owners will try and flip them as soon as they close on them. However, all or most of the Golf Cabins, at around $4,000,000 or more apiece, have been spoken for. Interestingly, when talking to people in the hotel/rental business in Teton Village, they will tell you the demand for condo rentals and hotel rooms over Christmas/New Years is very, very high. (read: book now, especially airline tickets) I have to believe this is due to the buzz surrounding the new Tram and that last year we just had an incredible ski season. That makes me think that with all the press the new Tram is going to get this fall, combined with the new golf course (which looks really, really nice), prices in the Village to see a bit of a spike again. I do believe that all the potential that people have seen in Teton Village over the past 15 years or so, is finally going to be realized. That being said, the Teton Village that many of us have known(and loved) for all these years is probably being shown door. The change began when the Four Seasons opened it’s shop 5 years ago and things, I believe, are really going to accelerate over the next few years. Whether it’s good or bad is open for debate, but the fact that it’s changing, and changing fast, is not.

Looks like the Yankees are finally getting a little traction and the Red Sox have found the quicksand. What a shame.

I find Rachel Ray as unbelievably annoying as the next guy, but this is just ridiculous. Why can't FOX News to something productive, like turn the camera’s off.

Anyone whose ever bet on sports can appreciate this. Last night during game 5 of the Lakers-Spurs playoff series, the Lakers have the ball with a couple seconds left and a five point lead. The game is effectively over. The spread was Lakers -7.5 pts. Instead of just running out the last few seconds of the game by holding the ball, for no apparent reason Sasha Vujacic of the Lakers throws up a uncontested 3 point shot and…makes it as time expires. Final score Lakers 100- Spurs 92. According to sources in Vegas, that pointless shot affected about $100,000,000 in bets. If you took the Spurs +7.5, this is the type of event that makes your head explode.

I'm wondering if Sasha bet on his own team…
